Starting an Internet Business: Only for Gurus?

More and more people think about starting their home-based-business. However, only a small percentage really succeed in making a decent income from these activities. The reason for this is the rather large/complex set of building blocks one needs: besides a product or service, you need to have an insight in website creation, advertising, building e-mail lists etc.

The internet is full of so-called expert advice that will get you on the right track, but in most cases, advice will cost you money.

I started a couple of months ago with my online business, and I came across get-rich-quick schemes, hidden pyramid constructions and other scam…all of them worthless. The reason why I started was not so much the need for money because I still have a decent job. It was the fact that I was intrigued by the way some (5-10%) online entrepreneurs do make a considerable honest income online.

By doing a lot of research, I discovered valuable tips&tricks, and points him/her to great resources on the internet to make the first steps in the world of online business successful.

The best way forward for a newbie is to ask yourself which product you want to sell. Either create your own product or promote existing product as an affiliate. There are indeed som great affiliate programs out there.

Second, you will need a website to sell your product. There are numerous free or cheap pre-created websites out there, so that shouldn’t be a problem. Remember to make your website simple enough. If you are adding too many bells and whistles, your potential customers will be distracted.

Third, attract customers to your site through buying opt-in leads, advertising etc.

These basic steps should get your show on the road. They worked for me, so why shouldn’t they work for you.

Should I Still Buy Real Estate After All That Has Happened?

Rehoboth Beach Delaware is called the Nation’s Summer Capital because we are such a common second home and entertainment location for the powerful and influential people of Washington D.C. There are few people making over $75,000 a year in the DC professions who do not frequent this area when they need privacy, space, fresh ocean air and relaxation. It’s not just summer that draws them anymore, they come year ’round. And it’s not just Rehoboth Beach anymore, they populate Lewes, Dewey Beach, Bethany Beach, Fenwick Island and all the little towns near the Delaware Beaches.

During the past several years all real estate, especially waterfront real estate or beach real estate anywhere has been a phenomenal investment. Rehoboth area increases have been as much as 30-40% per year in the ocean block for the last few years! Part of this surge was just a catch-up from nearly a decade of relatively flat appreciation rates.

While Washington D.C., along with numerous other cities has seen price increases in real estate of 15-30% per year over the last few years. While the rest of the country has little if any appreciation in real estate values this year DC has remained hot, though not as hot as last year. Most areas of our country have had no appreciation in prices on average for this year – except for small portions of some metropolitan areas.

The entire economy has cooled way down. Globally, real estate is not expected to do very well over the next few years. In addition to residential real estate being hard hit — retail, commercial and industrial real estate has been mostly languishing, unsold even at lower prices and even with commercial mortgage rates of half what they were a few years ago.

This Delaware Resort area and Washington D.C. are predictably different from anywhere else. DC is where people flock when any national emergency or military expansion is underway. We are seeing unprecedented buildups in military, government and private sectors as a result of our instant reaction to the attacks and the nearly immediate national decision to mount a world wide high-tech war against the terrorists and their allies. This Delaware Beach area is a part time bedroom, escape, business-meeting and bar community for the Washingtonian influential and powerful elite. Here they can get away and plan in private for what must be done!

The Wall Street Journal posted an interesting article “Where Housing is Headed in Wake of Attacks” on 09/21/2001 by June Fletcher and Danielle Reed regarding the future of real estate -after the attacks. Before the attacks Real Estate sales were the major factor keeping the rest of the economy from plummeting more terribly than it has. The attacks have badly shocked the world real estate market. The residential, commercial, industrial and even the government acquisition of property in the major cities has lagged or stopped almost everywhere. No one knows how long this will last of course.

Since the New York, D. C. Pentagon, and Pennsylvania attacks on the World Trade Center, The Pentagon and the attempts on The White House; we have reason to review many things. General real estate markets world wide have been drastically affected since the war began — and the war may last a long time. Part if not most of the instant real estate market change was due to the banking industry which was one of the most severely affected of all US business. Many of the offices in New York that were destroyed were central banking centers from around the world. We are beginning to recover from the banking difficulties now. In fact our in-house mortgage broker Prosperity Mortgage which uses Wells Fargo funding is up and running full speed, no problems. We have the lowest residential mortgage rates in 40 years right now. But full technical recovery of the banking industry will take a while.

The real estate market of Washington DC, our feeder community, remains strongest in the nation. According to Case, Shiller and Weiss known as CSW; and claimed by the New York Times to be the leading residential real estate analysts in the world; we are heading deeper into a declining real estate market for this country and others, the exception being Washington D.C. CSW is predicting DC to appreciate and to increase in appreciation more than previously predicted. This prediction, of course, includes the residential areas around Metropolitan Washington D.C. such as Northern Virginia, Maryland and to a lesser degree parts of Delaware and Pennsylvania. The bedrooms for those who run our national capital reach out a hundred miles from the center of town. CSW is not predicting the 20% annual real estate property value increases of the last few years but they are predicting a 4.2 % annual increase for the DC related area now instead of the 3.8 % increase they predicted before the horrors and attacks of 9-11. They are predicting downturns in values elsewhere and deeper downturns than before in all the other major markets.

CSW acknowledges that tourism to DC will be hurt some by the attacks. Personally I know that Crystal City has increased traffic of late by sightseers who have recently come to DC and want to view the destruction of part of the Pentagon. Additionally, room rentals are only slightly hurt in the Washington D. C. area as tourists normally in DC for the fall events have been partially replaced by consultants and visiting dignitaries. Along with the upgraded appreciation predictions for the DC area real estate market CSW has farther downgraded it’s prediction for appreciation rates in Atlanta, Boston, Chicago, Cleveland, Denver, Detroit, Los Angeles, Miami, Minneapolis, Nashville, New York, Orlando, Philadelphia, Phoenix, Portland, San Diego, San Francisco, and Seattle.

Here are my personal predictions, based on over thirty years of selling property here in the Delaware resort areas. I also maintain an almost daily connection to the goings on of the DC real estate markets. Washington DC will experience an influx of highly paid professionals for the defense and research industries as well as computer security, personal security and warfare related services.

There will also be a terrific increase in any and all Internet related firms that service the staff of our government and government contractors who will fight the new war. Much of this war will be fought with keyboard, mouse and joystick. These new hi-tech workers and the ones already involved will be under increased stress and accepting increased pay over the next few years as we fight a high-tech war against terrorism. These same factors and more will give increased reasons and funds for more people to visit our beach areas. As always some of these visitors will decide to purchase here. The visitors and new buyers bring others with them and more of these visits are business related now.

Washington DC firms and companies that are financially related to these firms will rapidly be adding highly paid staff and subcontractors. This will require a huge increase in every kind of service industry as well as all the hospitality industry relatives. The more highly paid and more highly stressed war related workers will predictably seek vacation time, relaxation time and close by meeting sites in Rehoboth, Dewey, Bethany, Fenwick and Lewes just as they always have. More and more of these highly paid folks will also need to visit us more often, for longer periods, and increasingly throughout the year for myriad reasons. Many of them will move here and begin to work here from phones, fax, laptops and home computers. We are seeing it happen already. We, as a result, will need to have more and more of our resort infrastructure and more of our businesses open, year ’round. We will need to employ more and better trained people in every area here and they too will need housing and services. We are growing!

We will see an every increasing growth rate for those who telecommute from here at the beach – part or full time. Already I see a large percentage of our prospective customers and buyers that are now or soon will be working from home. Those who spend long weekends here in the beach area with a laptop and cell phone to handle professional responsibilities are an ever increasing group. Kate and I work from home most of the time. Our waterfront neighbor is a mortgage broker and is often on her balcony with her laptop and phones doing business. Kate often does a full day’s work out at the end of our pier. We are home workers and every month more of our customers are as well. Several of our recent purchasers work at home full or part time.

As a result of all these property appreciating factors; I wonder if our Delaware Beach Area and Rehoboth Beach real estate will actually outstrip the appreciation of DC real estate once again.

Five Steps to Make Windows XP Shut-Down Faster

We all know that pulling the power to your computer has to be the absoulute fastest but not the best way to shutdown your computer. In this 5 step tutorial we will show you how to make your shutdown as fast as possible.

Step 1: Stop as many services as possible.

The more that is running on your computer the more your computer has to close on shut down. Keeping a slimmer running computer will not only make your computer run faster but it will make Windows shutdown faster. Here is how its done:

Go to the Start menu and then select Run.
Type ’services.msc’ in the Run Dialog Box and click on OK.
In the services window double click on the service you wish to disable.
In the properties box for the selected service choose disabled in the Startup Type dropdown box.
Click on OK.

Its best to restart your computer after disabling a couple of services at a time so if something undesired happens to your computer you know what disabled service needs to be re-enabled.

Step 2: Automatically kill tasks on shutdown.

Windows XP by default will ask you if you wish to end a process if an application is running during the shutdown process. This little registry change will tell Windows to automatically end the process without your confirmation.

Go to the Start menu and then select Run.
In the Run box type in ‘regedit’ and click on OK.
Navigate to ‘HKEY_CURRENT_USERControl PanelDesktop’ and double click on the ‘AutoEndTasks’.
Change the value to 1 and click on OK.

Step 3: Reduce the wait time to kill open applications.

When you choose to shutdown your computer, Windows will automatically wait a little bit before it kills applications that are open. Here we will show you how to reduce the wait time.

Go to the Start menu and then select Run.
In the Run box type in ‘regedit’ and click on OK.
Navigate to ‘HKEY_CURRENT_USERControl PanelDesktop’ and double click on the ‘WaitToKillAppTimeout’. Change the value to 1000 and click on OK.
Double click on ‘HungAppTimeout’ and change the value to 1000 then click on OK.
Navigate to ‘HKEY_USERS.DEFAULTControl PanelDesktop’ nd double click on the ‘WaitToKillAppTimeout’. Change the value to 1000 and click on OK.
Double click on ‘HungAppTimeout’ and change the value to 1000 then click on OK.

Step 4: Reduce the wait time for services to be shutdown.

Much like applications, Windows XP waits a bit for the services to shutdown before it starts killing them. Here is how to reduce the wait time.

Go to the Start menu and then select Run.
In the Run box type in ‘regedit’ and click on OK.
Navigate to ‘HKEY_LOCAL_MACHINESystemCurrentControlSetControl’.
Double click on ‘WaitToKillServiceTimeout’ and change the value to 1000 then click on OK.

Step 5: The ONE click shutdown

More mouse clicks equals more time. That’s right, why go to start then click on shutdown and select shutdown. It seems like too much work for me. Here is a tutorial on how to make a shutdown shortcut on your desktop.

Right click on your desktop and select new then shortcut.
Now you will see the New Shortcut wizard. Under the location for this item type ‘SHUTDOWN -s -t 01′ then click on Next.
Give the shortcut a name, I like Shutdown. Then click on Finish.

Just as a quick note you can do the same for a quick restart just enter in ‘SHUTDOWN -r -t 01′ as the location and then you are all set.

Home Mortgage Loan Mistakes Most Homebuyers Make

MISTAKE #1: Over shopping your loan

Your credit score is based on the perceived risk associated with extending you credit. Over the years, the credit reporting agencies have determined that a borrower who seeks credit from many different lenders is riskier than others. Therefore, they decrease your credit score each time a lender pulls your credit report.

Each time you call a lender seeking the best possible rate and terms for your home mortgage, he has to pull your credit report. This is factored into your credit score, and a lower score decreases your likelihood of getting the best rate and terms.

While some consumers are ONLY focused on rates, you should seek the guidance of a National Association of Responsible Loan Officers member that is willing to speak with you about your loan options. There are literally hundreds of loan products available and every borrower has a different financial situation and financial goal. We highly recommend having a consultation with your loan officer so they can tailor a program to meet your individual needs instead of focusing exclusively on rates and points. You may likely find a better product than the one you were shopping for.

MISTAKE #2: Trying to hide past financial difficulties

One of the important services a responsible loan officer offers is helping you overcome past financial difficulties that may hinder your ability to have your loan approved. Your loan officer is on your side.

Supply the information that will help your loan officer provide you with the best possible rate and terms and minimize the impact of your past credit history. The fact that you have recovered from past financial problems makes you a better risk than others who haven’t yet faced challenges. Overcoming past financial difficulty proves that you honor your commitments and don’t give up.

MISTAKE #3: Allowing a loan officer to put misleading or untruthful information about your income, expense or cash available for down payments on a loan application in order to get a loan

Providing untruthful information on a loan application is fraud. Mortgage fraud is prosecuted by federal authorities, and they will find out about the fraudulent information. Do not allow yourself to become an accomplice of a loan officer’s fraudulent loan application.

Even if a loan officer fills in the information for you, if you do not believe the loan application is 100% truthful, you should refuse to sign it until the loan officer corrects the application. While many loan officers try to “help” borrowers by misstating the facts, the truth is that they are simply getting themselves and their borrowers into a lot of trouble.

MISTAKE #4: Borrowing more than you can repay

All of us understand that we may have to stretch our monthly budgets a bit to afford the homes we want. However, you will put your entire financial health in jeopardy by buying a home you simply cannot afford.

If you buy an expensive home and find you cannot make the monthly payments, you could face a huge loss when you have to sell that home quickly to get out from under your mortgage. Or worse, you could be forced into foreclosure or bankruptcy.

It is much better to be patient, buy a home you can comfortably afford, make payments, build equity and then transition into a larger home after a couple of years. Yes, the larger home will cost more then, but the home you purchased will also have appreciated during that time. Most importantly, you will have built a successful financial foundation that allows you to experience all of your dreams, including that dream home.

MISTAKE #5: Relying on interest rate advertising

Some loan officers use interest rates to get your attention; however, they may actually end up costing you more. Such rates are often derived by using a 30-year mortgage coupled with an accelerated payment plan.

You may decide you like that option, but you cannot directly compare the interest rate on that mortgage to other opportunities. This loan could cost more than other mortgages with seemingly higher interest rates.

It is critical to find a loan officer you can trust to review the options available to you and the best possible rates for your financial situation. Only a responsible loan officer can give you all of your options in an understandable way.

Do-It-Yourself Web Design for Home-Based Businesses

Home-based businesses need a strong web presence to combat the inflated advertising and marketing budgets of their larger competitors, but establishing that presence through a professionally designed and developed web site may not be an affordable option. In many cases, the only cost-effective way to get the web site you want for your business is to do it yourself.

Even if you are not experienced in HTML (Hypertext Markup Language), you can find helpful programs which will assist you in your design efforts. Trust me, it is not as difficult as it may seem to be.

Here are a few tips for finding software to meet your small or home-based business’s needs.

1) Know Your Options

When it comes to web site creation software, there are three types to choose from: text editors, HTML editors, and WYSIWYG editors.

Text editors, which are basically any word processing program such as Word or Notepad, require extensive HTML knowledge.

2) Look for the Features You Need

When you start browsing for web site software, you’ll want to look for a few key features, such as ready-made templates, wizards (they make many tasks easier and quicker), auto-backup, and pre-built code.

Remember to also keep in mind your own level of HTML experience. If you are inexperienced, then you will want plenty of templates and wizards to help you along. Likewise, if you feel comfortable working with code, then you may want to choose programs without all of the bells, whistles, and help since they will cost you less.

3) Do Some Research

Never buy a program, especially not one for business, without trying it out first. Most of these programs have demos or free trials available on their manufacturers’ web sites. You can also check with sites such as CNET.com or Epinions to get an idea of which programs are being recommended by users. Check with popular computer magazines for their experts’ input as well.

All of this research will give you a good idea of which programs to explore and which to avoid when you are making your final buying decision.

4) Keep in Mind Your Budget

Depending on which type of web design program you choose, your costs will vary dramatically. Text editors, for example, are often already on your computer. Notepad, a feature of Windows, makes a very usable text editor and will cost you nothing extra.

HTML editors, on the other hand, can cost anywhere from $30 to $100 while WYSIWYGs are priced between $70 to $500 and up.

Well-known brands, such as Adobe and MacroMedia, will cost more but the quality of their programs and the stability of their company make them a better choice than the inexpensive software from unknown vendors.

Also, be sure to look for programs that offer free or reduced price upgrades so you continue to get the most from your software without paying full price again every two or three years.

With these tips, you should have no trouble finding an HTML program that fits your needs and your experience level so you can create your own professional-looking web site without draining your business’s budget.

Fruit Trees – How To Save Your Fruit Tree Blossoms From A Spring Freeze

In most parts of the country it’s still dead of Winter. However, in a few spots like here in the Desert Southwest, the warming weather starts to play tricks on Spring budding trees and plants. They think it’s time to wake up when it’s really not quite safe to.

In my own garden, I have an old Peach Tree that produces the most wonderful almost softball size peaches. And up until a few years ago, I rarely got the opportunity to see one make it past the blossom stage.

As sure as the first warm days would wake the old tree up in a display of absolute pink, so surely would a Springtime freeze bring it to an end.

But then one day a few Springs back….. I had a great idea.

It was a little overdue but still quite fortunate that I picked those first warm Spring days to take down and put up the Christmas lights. Because as I held those lights in my hands and looked over at that beautiful pink tree just coming into its glory, a light bulb turned on in my head.

Hmmm….., are you thinking what I’m thinking? I’m sure you are and it does work.

From then on I’ve been able to get the majority of my blossoms to the point of battling birds and June bugs. However, battling the birds and June bugs will be another article altogether.

While I am more comfortable to grow more fruit trees now, I find that this method still works well for me because I do only have a few trees. I’m not sure how practical, cost effective, or easy it would be to string Christmas lights through more than a few trees.

If you do ever use this method, use the old fashioned base type bulbs and not the little twinkling lights. They put off more heat. Also, if you live in an area where the climate is harsher than here in the desert, it may be helpful to place a sheet of plastic or tarp over the trees in addition to the lights.

While there are other ways of protecting your trees and plants from a freeze, I just thought I would share this little bit of garden wisdom with you.

Vital Records – A Brief Overview – Part 1

Birth, Death and Marriage Records

The foundation of genealogy or family history research is birth, death and marriage records. It is these vital records of life’s significant events that we turn to when we begin to seek out the knowledge of our ancestry. These public records and others such as the Social Security Death Index (SSDI), offer access to genealogical information that may not be available from any other source.

The Social Security Death Records constitute a data base of around 65/70 million names, most of which belong to the period from 1962 to 1988. This library of archived data is being constantly added to.

Using these family search tools you should be able to:

  • Distinguish between people with the same name
  • Identify your ancestors
  • Establish birth, death and marriage data, such as dates and places
  • Learn the occupation and place of residence of ancestors
  • Prove/disprove the validity of other records
  • Find subtle clues to assist your research

If family history (genealogical research) is something that you are just becoming interested in, then the best place to start is with yourself. Write your own name on a piece of paper with your birth date and place, and now add what you know about your parents and grandparents, and so on, until you have exhausted your immediate knowledge.

Next, if your parents are alive and you can meet with them face to face, take a piece of paper with you and have them exhaust their knowledge of names, dates and places. Repeat this with all living relatives. Write to those you cannot visit.

Basic Search Engine Optimization For Dummies

OK, you published your site, now you just sit by the phone with a notepad as the orders pour in, right? Well, weeks go by and nothing happens. What’s wrong?

Oops, you forgot to submit to search engines. No problem, you go onto Google, Yahoo, MSN, perhaps a couple more, and after some hassle with the usual red tape you get yourself submitted. Surely the orders will pour in now?

Or will they?

Let me illustrate the problem for you with an example.

Let’s say you are considering buying a new home theatre system this year. You want to do a bit of research so that you don’t get ripped off. How would you go about it?

Of course, you’d use a search engine. You might type in “audio visual suppliers melbourne” (assuming you live in Melbourne). Let’s say the search returns 30 thousand results, ten per page.

How many pages will you look at? One, maybe two? In other words, if your business is not within the top 20 in your category, it might as well not exist. So, the big question is, how do you get into the top twenty?

The search engines use complex mathematical formulae (algorithms) to determine the ranking of sites. To make matters worse, the algorithms are different for each engine, and secret. However, in general terms the engines look at only two factors: relevance and popularity.

Relevance means simply how relevant is your website to the search the customer is conducting (ie. To the keywords they typed in). The search engines make money by selling advertising space, and their prices depend on traffic they can generate; the traffic in turn is a direct result of how relevant the search results are for people visiting the engine’s site.

Relevance is influenced by:

  • How early the keywords appear on the page, are they in headings, meta tags, titles, picture names? (Keyword prominence)
  • How often are the keywords used? (Keyword frequency)
  • What’s the proportion of keywords to the page’s word count? (Keyword weight)
  • How close are the keywords to each other? (Proximity)

Of course, the ultimate in keyword prominence is when it appears in your domain name (remember fastweightlossdiet.net?).

Now, you probably gathered that it’s next to impossible to optimise a page for more than one sequence of keywords. However, your customers might actually search for you under dozens (if not hundreds) of keywords. How can you possibly hope to capture this traffic?

Well, the solution lies in creating so-called doorway pages. Once you’ve done your research and you have a list of keywords your prospects are using, you need to create a separate page for each keyword, and then optimise it for this particular keyword or keyword sequence. When the prospect clicks on the doorway page’s link it takes them straight to your site.

Now, once you’ve covered relevance, it’s time to consider popularity. It is judged by two factors:

  • How many other websites (preferably related) link to yours?
  • How long does an average visitor stay on your site before getting out?

There are several strategies you can use to get other sites to link to yours. Start by linking to good-ranking sites in your category, then email them saying you just linked to them and ask politely to link back to you. Visit guestbooks of related sites and sign your entry with your URL (URL is www + your domain name) – this automatically creates a link. Research link farms (free-for-all link areas).

To increase the time an average visitor spends on your site, there is only one effective way: having interesting and compelling content on it!

A word of caution about search engine optimisation – as the Net grows, it takes longer and longer to wait from making changes on your site to seeing your rankings actually go up; currently 3 months seem to be the norm, and you probably need to allow a year to achieve a decent ranking in a popular category. Also, once achieved it needs to be constantly maintained, as the algorithms change all the time and your competitors don’t sleep!

Search engine optimisation is a very significant time commitment that is not realistic for a majority of busy business people. Once again, the only solution is to hire someone to do it for you. Prices range from $500 to $10,000; on-going maintenance $50 – $150 per month. They depend on the number of keywords and doorway pages, and the keywords popularity (it’s harder to get into the top of ten in a keyword category with millions of businesses competing, such as “weight loss”, than it is for a niche category such as “natural diet recipes”).

Though referred to as yoga, the Pilates exercise regime has no connection with it and works on entirely different approaches. The common factor between yoga and Pilates programs is their emphasis on mental focus and breath control during exercise. Some refer to Pilates as ‘yoga with movement,’ and others as ‘yoga with machines.’

George Pilates, a German, was a sickly child who managed to improve his health with dedicated exercise programs. As a nurse during the First World War he was looking after the internees. He developed his system of exercises during this time. In 1926 he and his wife opened an exercise school in New York and never looked back. Now it is the top method of keeping fit. Initially, many dancers flocked to his studio to get a supple, strong and balanced body. Now his system has over 500 centers throughout the United States.

His basic approach to exercise was maintaining correct posture while exercising, with particular reference to the spine. The muscles that support the spine, like the back and stomach muscles, get a good workout. He uses breathing techniques to keep the mind focused and increase efficiency. The movements flow from the spine and posture, and balance predominates.

Initially he used the help of some springs. Now over the years many Pilates machines have been developed. These use springs, pulleys and weights, and over the years have become very complicated.
